General terms and conditions Farm Lodges Olive

Not the nicest part, but we think it's important. To make it clear in advance what you can expect from us and we from you!

1Liability.

Farm Lodges Olive, hereafter referred to as the host. 

1.1 The following terms and conditions apply to all agreements concluded with the host, unless agreed otherwise in writing.

1.2 The host will ensure that the apartment is in a sound condition and that the accommodation is equipped with an inventory as described on the website.

2. Rental period.

From October to June minimum 4 nights.

From July to September minimum 7 nights.

3. Reservation & deposit.

3.1 Reservations can be made online or by e-mail.

3.2 After you have booked you will receive an automatic message from us with payment instructions.

3.3 The reservation is final after receipt of the deposit of 50% of the rent (total price of the overnight stays excluding any tourist tax).

3.4 The deposit must be paid no later than 4 days after the reservation. The remainder of the rent must be paid to the host no later than 30 days before arrival.

3.5 If the payments are not made within the agreed term (see 3.4), the host reserves the right to cancel the reservation and no refund will be made.

4. Arrival & Departure.

4.1 The arrival and departure days are flexible.

4.2 The arrival time is from 16:00. The departure time is no later than 10:30 am. This can be deviated from in consultation.

5. The rent.

5.1 The stated prices include water, fast WiFi (fiber optic) and electricity (assuming normal use, so excluding charging electric vehicles).

5.2 The use of bed and linen for bathroom, kitchen and beach towels are included.

5.3 For bookings made within 8 weeks before the start of the rental period, you must pay the total amount in one go.

6. Cleaning.

6.1 The final cleaning is included in the rent.

6.2 The tenant leaves the accommodation tidy, which means that all trash has been removed, the dishes have been done and all items are in the place as they were found at the start.

6.3 For stays longer than 7 nights, light cleaning and a change of bed linen are carried out once a week.

6.4 Bath and kitchen linen is changed every 4 days.

6.5 For a stay of 2 weeks or longer, an interim cleaning can be done, this is €35.

7. Smoking.

Smoking is only allowed in your private garden.

8. Cancellation Policy.

8.1 Cancellation must only take place via our e-mail.

8.2 

- In case of cancellation 8 weeks before the arrival date, 50% of the rent is due.

- Between 8 to 2 weeks before the arrival date, 75% of the rent is due.

- Within 2 weeks before the arrival date, 100% of the rent is due.

8.3 The tenant must take out cancellation insurance himself.

9. Substitution.

The tenant can transfer the booking to another tenant no later than 3 days before the start of the rental. This is only possible with written permission from the host.

10. Liability.

10.1 During the stay at Farm Lodges Olive, the tenant is liable for the accommodation, the furnishings and all matters that belong to the rented object. Any damage caused by the tenant or co-tenants must be reported to the host immediately.

10.2 If damage has occurred, this can be passed on to the tenant.

10.3 The host is not responsible for loss, theft and/or (injury) damage caused to or by tenants of Farm Lodges Olive.

10.4 The host is not responsible for damage caused by natural violence, natural disasters, nuclear disasters, attacks, strikes, acts of violence, epidemics or other external factors.

10.5 Host is not liable or responsible for damage, loss or alteration as a result of factors beyond its control.

10.6 The host has the right to cancel a reservation at any time if circumstances beyond the control of the host force or require him to do so. In such a case, the host is only obliged to refund the amount already paid by the tenant.

10.7 It may happen that, despite the quiet location, work takes place such as construction or road works or other activities. The host is not liable for any nuisance resulting from this.

11. Complaints.

If the stay does not go according to expectations, the tenant must inform the host as soon as possible so that a solution can be found.

12. The plungepool.

The plunge pool is 3.60 x 3.60 meters. Not heated and open all year. Children allowed only under adult supervision.

13. Privacy.

Personal data is never provided to third parties (with the exception of our cooperation partner Smoobu for the bookings module). We do not use data for marketing purposes.

14. Agreement.

The tenant is deemed to have read and understood the above terms and conditions. When booking, the tenant agrees to the above conditions.
